Brent Forbes Chartered Surveyors are Registered RICS valuer. RICS ‘Red Book’ valuations are the de facto standard for commercial property valuation.

A valuation report from an RICS valuer will generally be accepted as realistic and accurate. This is especially important when valuing property or land for probate, divorce or pension funds where legal negotiations may be involved.

Ransom Strips

Ransom strips are pieces of land that control access or other rights to a larger plot. These are often used as leverage to increase prices or control development.

Brent Forbes has lots of land valuation experience dealing with matters of this nature – both from a purchasing and a selling aspect. Clients can therefore take advantage of that knowledge if ransom strip valuations are required.

Boundary Disputes

Boundary disputes can be messy and time-consuming for property and land owners. In some cases, they can require a land valuation to be carried out to help settle the dispute.

Brent Forbes can arrange a boundary dispute valuation and with the benefit of our extensive experience in matters such as these, assist all parties to come to a suitable settlement.

Backdated Valuations

Occasionally, backdated valuations for tax purposes can be requested by HMRC. This is where the many years’ experience of a qualified commercial surveyor like Brent Forbes is invaluable.

With extensive local and regional knowledge of the commercial property and land markets, we are able to supply backdated valuations to satisfy these requests.

Off-market Acquisitions and Disposals

In more than a few cases, property being sold does not reach the open market but is sold privately. However, it is essential in cases like this that the property is accurately valued. Brent Forbes has lots of experience in off-market acquisitions and disposals.

A valuation report will be required partly for tax reasons and also to reduce the possibility of valuation disputes in the future.

Rent Reviews for Tenants

We can help with rent reviews due during the term of the lease or assist with negotiations at the expiration of the lease.

The terms of the lease will usually stipulate how the rent is assessed, for example to the Market Rent, or linked to RPI increases etc, and should also specify the procedure for initiating and concluding the review. After interpretation of the clause, we are able to re-negotiate on a tenant’s behalf, helping to secure the best possible terms for their ongoing business needs.

Rent Reviews for Landlords

Usually, we work with a landlord from the outset, carrying out an initial rental assessment to provide a suggested level of rent, negotiating the lease with the incoming tenant and then working on the landlord’s behalf during the lease renewal process.

We would normally advise a Landlord or Tenant to begin to consider the renewal of a lease 6 – 12 months prior to its expiry date. This will allow enough time to take the correct action in order to protect their position and also to ensure that the appropriate Notices are served within the required timescales.
